Chandigarh Road: The Fastest Growing Area of Ludhiana City, and Where SBS Sits at Its Heart

Business parks, Tata Steel's new plant, Hi-Tech Cycle Valley, hospitals, schools and a highway straight to Chandigarh: why Ludhiana's Chandigarh Road is the city's fastest-growing corridor, and why SBS sits right at its heart.

SBS Sits at the Heart of Ludhiana's Fastest-Growing Corridor

Ask anyone in Ludhiana where the city is growing fastest and the answer keeps coming back to the same road: Chandigarh Road. Offices, industrial parks, retail, new housing, big hospitals and well-known schools are all stacking up along one highway, and SBS (Synetic Business School) stands right in the middle of it, in Ramgarh on Ludhiana East, between Samrala Chowk and Kohara Chowk, barely 100-150 metres from the highway itself.

So when students ask "is the area around the campus any good?", the honest answer is that it is the most exciting part of the city to study in. This guide walks through why: the connectivity, the new commercial and residential development, the industry on the doorstep, the hospitals, the schools, and how quickly you can be in Chandigarh or Delhi.

Why Chandigarh Road Is Ludhiana's Growth Story

Every city has a direction it grows in. Ludhiana's old centre around Clock Tower and Ghumar Mandi is crowded and built-out; the room to grow is on the eastern edge, along the road to Chandigarh. That is where land is available, where the highway is wide, and where employers, developers and families are moving.

1

Better Infrastructure

A wide, four-to-six lane national highway with service lanes, flyovers and a green median

2

More Commercial Space

Business parks, showrooms, food courts and retail along the corridor

3

Improved Connectivity

Direct highway access to Chandigarh and the rest of the NH-5 and GT Road network

4

Growing Opportunities

New industry and services mean more internships, projects and jobs close to campus

Connectivity: Highways, Rail and the Road to Chandigarh

The highway. Chandigarh Road is the Ludhiana stretch of National Highway 5. The Kharar-Ludhiana section is about 76 km long and was widened from four to six lanes, with the main carriageway work completed in March 2020. A few flyover and link sections were held up by land disputes and are being completed in phases, which is why you will see construction at some junctions. SBS sits just off this highway, so getting to campus never means a trip through the old city.

Local transport. The Ramgarh bus depot is within walking distance of the campus, and Ludhiana Railway Station and the main bus stand are a short ride away. Autos, e-rickshaws and app cabs all serve the corridor.

Across Punjab and beyond. From the same corridor the city's ring and arterial roads connect to GT Road for Jalandhar and Amritsar, and onward to Delhi.

Chandigarh and Delhi: How Close Are They?

DestinationApprox. distanceTypical journey
Chandigarhabout 100 kmroughly 1.5 to 2 hours by road on NH-5, depending on traffic
Mohali and the airportabout 90 kmroughly 1.5 hours by road
Delhiabout 310 kmroughly 4 hours by the fastest trains, 5 to 6 hours by road
Amritsarabout 140 kmroughly 2.5 to 3 hours

These are approximate and vary with traffic, season and the train you catch, so check live timings before you travel. The point stands: Chandigarh is a straight run up the same road the campus is on, and Delhi is a day trip by train.

The New Business and Office Hubs

Ludhiana has always been India's industrial heartland, and the established belt around Focal Point and Dhandari is minutes from SBS. What is new is a fresh wave of investment on the same side of the city.

Tata Steel's Scrap-Based Plant at Hi-Tech Valley

Tata Steel has commissioned what is reported as India's first scrap-based electric arc furnace plant at Hi-Tech Valley in Ludhiana. The plant is planned at 0.75 million tonnes a year with a rolling mill for rebar, running largely on recycled steel scrap. Reports put the first-phase investment at roughly Rs 2,600 crore, with other figures quoted for the whole project, so treat the exact amount as indicative. For the city, it is a marquee, low-carbon manufacturing investment from one of India's biggest groups.

Hi-Tech Cycle Valley

Hi-Tech Cycle Valley is a planned industrial park of about 380 acres at Dhanansu, near Ludhiana, built to bring the city's famous bicycle industry into one modern cluster. Hero Cycles, a Ludhiana name, took around 100 acres for its own unit and supplier base. It is one of the reasons the eastern side of Ludhiana is now thought of as the new industrial front.

Hampton Court Business Park

On the NH-5 Chandigarh Road itself, Hampton Court Business Park is a development of roughly 25 acres by the developer's own description, with units for garmenting, knitting, IT and other businesses, plus office and commercial plots. Always check the current RERA status and availability with the developer before committing to any unit.

Focal Point and Dhandari

Right beside it all is Ludhiana's established industrial base: the Focal Point phases and the Dhandari area, home to the hosiery, hand tools, auto parts and engineering firms that give Ludhiana its "Manchester of India" reputation. For an SBS student, that means industrial visits, guest lectures and internships without leaving the neighbourhood.

Housing and Retail: New Projects and Established Colonies

The corridor is filling out with showrooms, cafes, food courts and everyday retail, and the residential side is growing in step. Some projects are already lived in; others are just arriving.

ProjectTypeWhat to know

These range from established colonies to projects still being built, so if you or your family are thinking of buying or renting, check each project's current status on the Punjab RERA portal or with the developer first.

Retail is the headline here. Vardhman Amrante's Vardhman City Centre is taking shape on Chandigarh Road near Fortis Hospital: a retail and office destination of about 270,000 sq ft, with more than 30,000 sq ft set aside for cafes, restaurants and a large multi-level food court, and the first drive-through on the Ludhiana-Chandigarh highway. For students, that means a big new hub for food, hangouts, brands and part-time work practically next door.

The whole city is investing too. Vardhman Amrante's Amrante Boulevard is a mixed-use development on Canal Road, and Omaxe Chowk is a roughly Rs 500 crore mixed-use project near Ghumar Mandi. A growing city means more brands, more part-time work and more graduate jobs.

The Stretch From Samrala Chowk to Kohara Chowk, Mapped

SBS sits between Samrala Chowk and Kohara Chowk, and the stretch between them is unusual: heavy industry, offices, malls, everyday markets, affordable and premium housing, hospitals and schools all share the same few kilometres. Here is what the corridor offers, zone by zone.

Focal Point: Ludhiana's Industrial Engine

Focal Point is the planned industrial estate on the eastern side of the city, developed from the 1970s, and its first eight phases together cover roughly 1,322 acres with nearly 2,000 sheds and plots in a district industrial profile based on 2010-11 data. Official records from the 1990s show land allotments in Focal Point Phase VIII at Dhandari Kalan to household names from Ludhiana's cycle industry, including Hero Cycles and Avon Cycles, which is why the cycle capital of India has its roots right here. The area is home to hosiery, hand tools, auto parts, engineering, forging, dyeing and spinning units.

The scale of what surrounds it is hard to match: Ludhiana has approximately 95,000 MSMEs employing more than 10 lakh workers, according to a recent state statement. For an SBS student, that is not an abstract statistic. It is the workplace where industrial visits, summer internships, guest lectures and first jobs happen. Hero Cycles has since added its newer Hero Industrial Park at Hi-Tech Cycle Valley, so the cycle industry's expansion is happening on the same side of the city.

Government Schools and Everyday Services

Alongside the private schools, a number of government schools serve the villages and colonies along the road, and Ludhiana's government ITIs and polytechnics add technical training options. That means families at every income level can find schooling close by, which is part of why the area keeps attracting new residents.

Affordable to Premium Housing

The corridor is one of the few parts of Ludhiana where you can find both ends of the market. At the affordable end, The Eastern Park in Bholapur offers 1 and 2 BHK apartments planned for EWS, LIG and MIG buyers under the national Housing for All mission. At the other end are township and plotted developments such as Hampton Court and Vardhman Park. In between are independent floors and colonies. Verify each project's RERA status before buying.

Hospitals Close to Campus

Healthcare is one of the corridor's quiet strengths, and a real reassurance for students living away from home.

  • Fortis Hospital, Ludhiana is a multi-speciality hospital on Chandigarh Road, a short drive from the campus
  • SPS Hospitals is one of the city's leading private hospitals and a working partner of SBS; our B.Sc MLS students recently spent a day there, as you can read in our SPS Hospitals visit story
  • Aikay Hospital and a wide network of other private hospitals, clinics, pharmacies and diagnostic labs across the city complete the picture

For the SBS medical lab and paramedical students, having hospitals this close is more than convenience: it is where lab visits, vaccination awareness sessions and placements actually happen.

Schools and Families: A Neighbourhood That Works for Staff Too

Strong schools are what turn a fast-growing road into a lasting neighbourhood. Chandigarh Road and the adjoining Jamalpur and Sector 32 areas have well-known names such as Ryan International School (Jamalpur, Urban Estate Phase II), BCM School (Sector 32-A), DCM Presidency School and Sacred Heart Convent School. That matters to the SBS community in two ways: our faculty and staff can live close to campus with their families, and for students who go on to settle in the city, it shows the area supports a full life, not just a commute.
